duck hunting

while fishing during teal season in joe's cove, i seen some hunters come out of the marsh, they said they limited out, is all that land private, i see on the map that it is just north of the refuge (of course on the east side of hwy 27), another question, if any one has hunted there is it worth pursuing to hunt, if not private?
